Plain English Terms of Use:	[Terms of Use as of May 22, 2017] The indexes and instruments ("documents") you download from this site are copyrighted and owned by Wyoming Land Records, Inc ("us"/"we"). You have permission to use the documents for customary title research purposes but you do not own the documents. If you are a contractor/vendor you may acquire documents for your customer and provide the documents to your customer. You may charge your customer a fee for your services. If you have multiple customers and they happen to need the same document, you must purchase the document again for each additional customer that needs it. (We make this easy to do by providing billing at the "project" level. If each of your customers is in a separate project then billing automatically respects these Terms.) You agree to pay all taxes associated with your purchases on the website if your state requires you to pay taxes on internet purchases from a Colorado corporation. We will include taxes on invoices of Colorado customers. We do everything we can to provide complete and accurate data but title research, scanning, uploading, parsing, zipping, downloading etc. is inherently not 100% accurate. We have many quality control procedures in place to catch numerous digital and human errors but we can not guarantee that every index or document page was captured nor that it was successfully delivered to you. Legalese Terms of Use:	Show [Terms of Use as of May 22, 2017] This is a legal agreement between the user ("you") and Wyoming Land Records, Inc., its affiliates, and subsidiaries (collectively "us"/"we"/"WLR"). The following conditions apply to your use of the WyomingLandRecords.com website. All stipulations in the preceding "Plain English Terms of Use" section are incorporated herein. You agree to pay for your use of this website according to the pricing plan you are enrolled in. Failure to pay invoices in a timely manner can lead to us disabling your account until the account is current. Any change in the prices of the pricing plan will be disclosed to you via email and via notice on the website at least 14 days prior to the effective date of the price change. Provided your account is current, you can view and/or download the documents you have purchased at any time without incurring additional charges. Although you have full access to the documents, you do not have ownership rights to the documents. WLR reserves all rights. You may not sell, publish, or distribute the documents other than to a single customer for whom you are providing title research services to. You may only distribute the documents to a customer that agrees to be bound by the terms of this agreement as well. Your customer may not sell, publish, or distribute the documents to other parties. You may not alter or remove the copyright notices on the documents. We will collect and submit sales tax for all sales to Colorado customers. If your billing address is outside of Colorado we will provide you a summary of purchases upon request so that you can pay any sales, use, or other applicable taxes to your state. Should we fail to invoice you for sales, use, or other applicable taxes that we were required by your state to collect, or should we collect the wrong amount of tax, you agree to remit any shortfall in taxes due to us within 30 days of receiving notice of a shortfall. Disclaimer: WLR makes no warranties, expressed or implied, including, but not limited to, the implied warranties of merchantability or fitness for a particular purpose. This disclaimer applies to the website itself and also to the documents obtained from either the website or from WLR staff. WLR does not make any warranty or other assurance as to the operation, quality or functionality of the site. Access to the site may be interrupted, restricted or delayed for any reason.
